New Marketing Option for Selling Your Home!

Most agents love open houses, but not because they move properties. The real reason is because they are able to meet prospective home buyers and build on their business. Prospective home buyers walk through and ask about other listings. Open Houses are now days more useful for agents, not the seller.
Internet listings and other online Real Estate information are quickly making Open Houses more of an option, rather than a requirement for selling a home. In 1995, just 2% of home buyers used the Internet to look for a home, according to the National Association of Realtors. Last year, 77% of home buyers shopped online. Many agents now prefer not to hold Open Houses as they are just not as effective as they once were. Many sellers now prefer to open their doors to serious buyers only. Others just don’t want their neighbors and a host of other so-called “looky-loos” wasting their time just for a look at their décor.
When listing your home with me, you have the option of having traditional opens, or
“By Appointment Only”. By adding “By Appointment Only”, there would be no open houses
conducted, and any private showings would be done only with pre-approved buyers accompanied
by a licensed Real Estate Agent. All public comments would have the language:
"Shown by Appointment Only. Contact a Real Estate Professional for a Private Showing".
To help boost good market exposure, I will encourage private home tours as needed with qualified buyers, post detailed pictures accompanied by a guided tour online linking to Google, Craigslist, and other popular websites. As an added bonus, I will have a texting campaign as well as a QR (Quick Response) Code posted on your yard sign which allows me to track the interest in your property via internet and texting. This also eliminates the need for “brochure boxes” with ratty looking fliers hanging out of them, which are difficult to track the interest on the property.
